Welcome to... Number 22...

This country holiday cottage in Frant is set in the heart of this beautiful Sussex village and is a delightfully cosy, one-bedroom Grade II listed cottage tucked away off the quiet High Street.  The cottage is within a short walking distance of an excellent pub and the charming village church and shop.  Frant is 2 miles from the historic spa town of Royal Tunbridge Wells and London is just 50 minutes away by train from the local station – 1.5 miles from the cottage.
The property has been restored and decorated to a high standard and has many original features including a brick fire place with working wood burning stove and a peaceful courtyard garden to the rear – ideal for enjoying a leisurely morning cup of coffee or a glass of wine on a summer’s evening. The cottage provides the perfect retreat from the hustle and bustle of life and is fully equipped with everything you would need for a short break or a longer stay at any time of the year.


“Beautiful cottage in beautiful Frant”  So we arrived in the property late one Friday evening after a long day at work in the city, only to be met with the lights on, the heating on, the fire ready to be lit, and a bottle of wine on the kitchen table for us...It was a prefect start to a weekend in this perfect little cottage. The cottage as immaculate, inside and out. Cosy living room Very comfortable bedroom Spacious bathroom Well equipped kitchen Couldn't recommend this cottage enough... Its perfect for a quiet weekend away to recharge the batteries!


Ground floor:

A brick pathway leads from the High Street to the front door at the end of a small terrace of cottages. The front door opens directly into the pretty sitting room with brick fireplace and wood burning stove. Tasteful furnishings, including a stunning sofa make this a very comfortable place to unwind. Modern comforts such as TV with Freeview, DVD player, wireless broadband and a selection of board games and books ensure there is plenty to keep you entertained, whatever your mood.

The sitting room leads directly into the kitchen which is fully fitted and equipped with plenty of crockery, glassware and cooking utensils. It has an electric oven, gas hob, fridge with small freezer compartment and a microwave, toaster and kettle. The kitchen also has a small table and two chairs, which can be extended to make a comfortable dining space. A cupboard under the stairs houses all the essentials such as hoover, ironing board and iron.

The back door from the kitchen opens out into a small but well maintained cottage garden with table and two chairs. There is a path alongside the cottage that leads to the High Street from the garden. Although dogs are welcome to stay in the cottage, the garden is not fully secure; however there are plenty of local walks within easy reach.

Plenty of parking on the road outside the cottages.

First floor:

Stairs from the kitchen lead to the first floor landing and then into the bedroom located at the front of the cottage. A comfortable bed with luxurious cotton bedlinen and plenty of pillows and rugs make this room a real sanctuary. There is ample storage space in the built in alcove cupboards and wooden chest of drawers. There is also room for a travel cot (available on request), if required.


The spacious bathroom at the rear of the cottage has a bath with overhead shower, sink and WC. Built-in cupboards house the boiler along with a washing machine, drying rack and shelving.

Additional amenities:

Books and games, wi-fi access, first basket of logs for wood burning stove, delicious welcome pack with local seasonal goodies, all towels and bed linen, and high chair and cot (available on request). This is a no smoking property. One well-behaved dog is allowed at an additional £20 per stay.

The changeover day for weekly bookings is a Friday. Other start days may be possible on request in the low and mid season. Short breaks may commence on any day.
